Plot/Land Survey - Why Plot Survey is important ?
There are many reason Plot Survey needs to be done. whether the property you are already own or plot you are going to purchase. land surveying is generally measurement and mapping of our surroundings using specialized technology and equipment. there are a lot of equipment land surveyors will use in order to measure the area. such as DGPS, GPS, Robotic Total Stations. and also uses aerial and terrestrial scanners to map an area. without identifying the boundary of the area. a land survey cannot be possible. so it is important to identify the boundaries of the plot.
Importance of Identifying Boundaries of Plot/Land:
when you are going to sell the Plot. you need to know the exact boundaries of your Plot. without knowing your Plot boundaries it is difficult for you to sell your plot. when large land is divided into many subdivisions. it is important to have a land survey then only a small piece of the land area can be determined. it is useful for finding out a small piece of land area. if you are planning to develop your land including building on it. the land might have to be surveyed to establish its boundaries so that any improvement meets any setback requirements. if you are adding certain structures such as a garage, master suite, fence to an existing home. these are certain developments made on previously developed land. this survey denotes that new additions meet the setback requirements. one of the major advantages of doing a land survey is you can avoid a dispute over boundaries. there are certain cases dispute arise over a fence in the wrong side of the property line or a deck doesn't meet the setback requirements. this kind of dispute can be solved using a legal survey of the property. your main goal is to make sure the survey is done easily and accurately.
There are certain things you need to do to help the surveyor to do surveys quickly at the same time accurate.
provide legal documents to surveyors such as previous survey or title deed showing the property legal description or that of a larger parcel being split. you also need to provide a plat map of the land. clear the debris from the land area. or where the area to be established. don't cut down trees or plants that may be on adjoining land. you need to be present at a plot. when the surveyor is there. if there are any questions you can answer to the surveyor. locate and mark with marking paint and or wood stakes the existing boundary pins sometimes it is called monuments. good option if you have a metal detector or you can borrow from a neighbor's. the land survey includes a scale drawing of the area. or area with precise measurements. the survey also shows the location of the home, deck, garage, driveway, sidewalk, swimming pool, river pond, and other permanent features.
Advanced land surveys show things such as the location of large trees, fences, topographical contours, the location of the underground storage tanks and perc test holes.
Land Survey Cost varies from country to country. but there are certain factors that determine the cost of the survey such as surveying to ensure the accuracy of the previous survey cost least. if the just fieldwork of marking is needed then cost will be low. same time if drawing is also required then the cost will be high. a single area costs less than surveying a large area divided into multiple smaller areas. more division higher the cost will be. when boundary lines and corners are hard to access due to dense woods or water, the land survey price is higher. if you want more detail surveys like structures, topography, wooded areas the higher the cost.
Many times surveyor must solve a puzzle using pieces that do not exactly fit together. in these cases, a solution is based on the surveyor's research and interpretation, along with established procedures for resolving discrepancies. this is essentially a process of continual error correction and update where the official recordation documents countermand the previous and sometimes erroneous survey documents by older monuments and older survey methods.
