There are people who give us advice when we looking for real estate investment. some may be valid but in many cases, they may become as an expert and guide us wrongly. in this, I'm going to explain about wrong advice given to us about real estate investments. in this, I'm going to explain what kind of advice needs to be avoided while buying a house.
Buy Later: There is major advice given to us is real estate prices will go down. so now it is not the right time to buy houses or invest in real estate. due to this many people may miss their golden opportunity. because you don't know how the future will be. if you have money now then better invest don't wait for prices to go down. buying a house is an emotional and financial decision. so better to skip these kinds of advice.
Real Estate Agents & Home Inspectors not Required: When one person is ready to sell and another is ready to buy then who needs broker? the advice-givers think that removing the broker will reduce broker fees they think buying a house is an easy task. same with home inspectors. they think that a person buying a house can manage home inspections also. but truth you need their help. it is not possible for buyers to deal with negotiations without a broker's help. they help to finalize the deal easy for the buyers. same with home inspections. home inspectors are expert and they know their job well. hiring them is never a bad decision it really helps. home inspectors can give an actual idea about house current conditions. it can be used to negotiate the price or to move on if the house is beyond saving. for Plot Inspections
Offer the least: This advice is not only wrong it is demeaning to the seller too. Offering the shells to the seller to buy the house is not justifiable. negotiations are going to happen. the seller wants to sell for maximum profits. similarly, the buyer also wants to buy for the least amount. that doesn't mean the initial offer will be so less it is an insult to the seller. it is better to go with the market price of the house. The seller also knows the real worth of the house. so it is better to offer him an appropriate price to the seller in the first phase itself.
Buy a Cheap House: One of the major bad advice is to buy a cheap house and renovate it later. every house needs renovation after a certain period. assume you bought a cheap house but future you don't have enough money your bank balance decreased. so then how you can renovate?. buying a house is a lifetime dream and it is worth investing so better don't buy a house only it is cheap. better to go for quality rather than cheap prices.
